Hello fall 2021 students!
We have received many inquiries from students about housing for the fall 2021 semester, and while there are many options around campus, we'd like to share details on two apartment complexes located within a few minutes walk of campus. These are privately-owned apartments, not affiliated with the ALI or SDSU, but come fully-furnished, and most importantly, will be offering semester-only leases for our students. Here are more specifics about the two respective places:
Fraternity Row is located on the edge of campus, just a two-minute walk to facilities like the gym, sports arena, and health service building. These apartments feature private bedroom and shared bathroom floor plans, with all apartments furnished. If you are interested in this option, please email email@example.com with which option you prefer. Please be aware you must email us to get the semester lease deal. Prices range from $1,140 to $1,328 per person, per month, depending on the floor and room plan you choose. Please be aware that pricing online does not include furnished apartments and is for long-term leases only.

Fraternity Row gives applicants 7 days to sign the lease from the time it is sent. While they are willing to hold spaces for applicants, they can't hold that space indefinitely. If there are other applicants looking for housing and ready to sign a lease, they will notify the original applicant that there are other people interested in the space, and give a second deadline for the lease to be signed. If the second deadline is passed, they will then withdraw the lease offer and offer it to another applicant. The original applicant would then be added to the waitlist.
Once the lease is signed, however, it functions as any other lease would. You would be tied to that space and the financial obligation. Cancelling would result in a forfeiture of the $600 deposit. Fraternity Row will try to help a student with a relet — essentially, re-leasing the space — but it is not Fraternity Row's responsibility. If another tenant is found, they would then take on the financial obligation of the lease. The person taking over the lease would submit a $600 application fee, and Fraternity Row would in turn be able to refund the original applicant their application fee.
Tarastec is a good option for students who have a person or group of friends they would like to live with. Leases are for the whole apartment, not for individuals looking for roommates, and apartments come furnished. This means you need to have your roommates/housemates already planned. Pricing ranges from $2,020 to $2,740 per apartment, per month, depending on the floor plan chosen. The pricing is inclusive of utilities based on double occupancy in the bedrooms:

Dishes, linens, and apartment sundries are also available for purchase, if needed. Please see below for package prices.
When you first apply, you will pay an application fee ($45 per applicant) and a holding deposit ($199 per apartment). This pulls the apartment offline and allows you to finish filling out the application and no other students can apply for that apartment. Once your application is approved, Tarastec requires your security deposit to be paid in full within two weeks of approval. The $199 holding fee that you paid will then be applied to your security deposit that holds the apartment. You will sign the lease agreement about two weeks before your move-in date. This allows you time to figure out your arrival dates and what works best for the move-in date. The lease is signed digitally. If you choose to cancel, you will lose the security deposit.
